About
Practical Landlord is written for self-managing landlords who want straight answers without the guru fluff. We cover tenant screening, property management software, bookkeeping, and the day-to-day realities of running rentals yourself.
What you will find here
Our core library is a complete set of landlord-tenant law guides for all 50 states, a plain-English guide to security deposit laws, and a set of free in-browser tools and downloads — including an eviction timeline calculator, a rent-cap checker, and a lease clause scanner. Every tool runs in your browser; nothing you enter is uploaded or stored.
How we research
State law guides are built from primary sources first — the state statutes and official court or agency guidance the guide cites — and we link to those sources so you can check the rule yourself before acting on it. Software and service reviews are based on the vendor's published pricing, features, and terms. When a law or a price changes, we update the guide rather than publishing a duplicate.
How we make money
Some links on this site are affiliate links, and we may earn a commission if you buy through them, at no additional cost to you. That income is how the site stays free. It never buys a recommendation: see our full Affiliate Disclosure for how affiliate links work here.
Corrections
Landlord-tenant law changes often, and we would rather fix an error than defend it. If you spot something wrong in a guide, tell us the page and what is wrong — we verify and fix confirmed errors. See the Contact page for how to reach us.
We are not attorneys, accountants, or financial advisors. Everything here is general educational information — see our Terms of Use.
