A common rule of thumb is 1% of the property value per year.
5% = about 18 days vacant per year.
How to read the results
- Cash flow is what's left in your pocket each month after every expense, including the mortgage and reserves. Negative means you're paying to own the property.
- Cap rate measures the property's yield before financing — useful for comparing deals in the same market. Higher is better; the "good" number varies by market.
- Cash-on-cash return is your annual profit divided by the cash you put in. Many investors target 8% or better.
- The 1% rule: monthly rent should be at least 1% of the purchase price. Quick screening, not a law.
- The 50% rule: over time, operating expenses (taxes, insurance, maintenance, vacancy — everything except the mortgage) run about 50% of gross rent. If your estimate is well above that, you're being honest; well below, you may be underestimating.
