Prorated Rent Calculator

Tenants rarely move in or out on the 1st. Enter the monthly rent, the dates, and your proration method — this calculator works out the exact partial-month amount due, with the daily rate shown so both you and the tenant can see the math.

Actual-days divides the rent by the real number of days in the month (28–31). The 30-day method divides by 30 regardless — some leases specify this; use whichever your lease says.

Tips: put the proration method in the lease so move-in math is never an argument — "prorated using actual days in the month" is the most tenant-friendly wording. Collect the prorated amount at move-in along with the deposit, not at the first of the next month. If the lease is silent and state law doesn't specify, actual-days is the defensible default.
